The real estate market in the Emirate of Sharjah has proven its ability to attract a varied range of investment segments, with the addition of 9,891 new investors to the market from January to September 2026, according to data issued by the Sharjah Real Estate Registration Department (Shajah RERD).
Other foreign countries came in the highest number with 4,526 new investments, followed by Arab countries’ investors with 2,494 and UAE nationals with 2,453. Meanwhile, the number of new investors from GCC countries was 418. This diversification is a sign of the growing investment presence across a range of businesses and the emirate’s desirability as a source of real estate opportunities.
Sharjah’s emerging reputation as a preferred global investment location, supported by flexible legislative frameworks, also bolsters this positive investment momentum. The total number of real estate projects approved for freehold ownership by non-citizens and international investors has reached 52 following the adoption of the Executive Council Resolution No. (30) of 2022 regulating real estate ownership for non-citizens. This year, we have had a good push, with 8 new qualitative projects approved until the end of September 2026. These initiatives are significant for attracting foreign investment and expanding residential and commercial options for different nationalities, showing Sharjah’s economic openness and strengthening its position on the international real estate investment map.
