According to the authority, in H1 2026, about 4,000 refund requests from UAE citizens for VAT paid during the building of their new homes were accepted, totaling Dhs353.5 million in reimbursements. According to the authority, this is a 27.5% increase in the number of authorized applications and a 24.1% increase in the value of VAT returned compared to 3,100 approved applications worth Dhs284.8 million in H1 2025.
“These positive results reflect the continuous enhancement of the VAT Refund Scheme for UAE Nationals Building New Residences, including the introduction of additional measures to simplify and accelerate procedures through the Authority’s digital refund platform,” stated Abdulaziz Mohammed Al Mulla, Director-General of the FTA. Additionally, the FTA keeps promoting the service by offering thorough guidance through a variety of channels, emphasizing its advantages and the continuous enhancements made to improve the customer experience.
The FTA started an endeavor to broaden the range of qualifying expenses that qualify for VAT refunds related to the construction of new houses for UAE residents, in accordance with the wise leadership of the UAE’s directives designating 2026 as the “Year of Family.” This program helps build a contemporary housing ecosystem that promotes a stable and respectable family life and improves people’ well-being.
